Tiling Cost Sydney: What You Should Pay Per Square Metre

A straightforward guide to per-square-metre tiling rates in Sydney, from a tiler with 25+ years on the tools.

THE SHORT ANSWER

The Short Answer

In Sydney in 2026, tiling typically costs $50 to $120 per square metre for installation only. Add $25 to $300 per square metre for the tile itself, depending on whether you're using ceramic, porcelain, or natural stone. Waterproofing in wet areas is priced separately at $30 to $60 per square metre.

Most Sydney bathroom tile jobs land between $80 and $110 per square metre installed, plus the tile supply.

SUPPLY + INSTALL RATES

Tiling Cost by Tile Type in Sydney

Rates below are per square metre and split into supply (the tile itself) and install (labour and consumables). Sydney market rates as of 2026.

Ceramic Tiles

Supply$25 to $50/m²
Install$50 to $80/m²

Entry level. Fine for low-traffic walls and feature splashbacks where budget is the priority.

Porcelain Tiles

Supply$50 to $100/m²
Install$60 to $90/m²

The most common bathroom and kitchen choice in Sydney. Durable, water-resistant, wide range of finishes.

Large-Format Porcelain (600x1200+)

Supply$80 to $150/m²
Install$90 to $130/m²

Needs an experienced tiler. Fewer grout lines, modern look. Great for contemporary bathroom remodels.

Natural Stone (Marble, Travertine, Slate)

Supply$100 to $300/m²
Install$80 to $120/m²

Premium look and feel. Needs sealing before and after grouting. Ongoing maintenance required.

UNDERSTANDING YOUR QUOTE

Supply vs Install: What You're Actually Paying For

“Supply” means:

The cost of the tile itself, sourced from a Sydney tile showroom or supplied via your tiler. This number varies enormously based on the tile material, format, and brand.

“Install” means:

Labour and consumables: adhesive, levelling, cutting, grout, silicone, edge trims, and waste disposal. This is the tiler's rate for the work.

Supplying your own tiles

  • You control the choice and can shop around for the best price
  • You carry the wastage risk, so allow 10% on standard layouts, 15 to 20% on diagonal or large-format
  • Any shortage mid-job causes delays, so do not underestimate

Tiler supplies tiles

  • Usually at trade pricing, which can offset the convenience
  • Wastage calculation is the tiler's responsibility
  • Quote will be all-in, making it easier to compare

We are happy either way. We will calculate the exact tile quantity you need and account for wastage regardless of who sources the tiles.

SEPARATE SCOPE OF WORK

Why Waterproofing Is Priced Separately

Waterproofing is a separate scope of work requiring its own skill set, materials, and regulatory compliance. Under Australian Standard AS 3740, wet areas in Sydney homes must be waterproofed by a licensed contractor before any tiling begins, and a certificate of compliance must be issued on completion.

That is why it appears as its own line item on your quote, not folded into the tile install rate. Typical waterproofing costs in Sydney run from $30 to $60 per square metre for the wet area, depending on the area size, substrate condition, and the number of wall-to-floor junctions to seal.

Important: do not accept a quote that bundles waterproofing into the tile price without showing it as a separate line. If waterproofing is not clearly itemised and you are not receiving a certificate of compliance, the work may not meet the standard required for your home insurance or future sale.

We are licensed to apply waterproofing under Contractor Licence 151440C. Every job in a wet area comes with a certificate of compliance, issued at practical completion.

PRICING FACTORS

What Pushes the Per-Square-Metre Rate Up

The headline rate is only the starting point. These 6 factors are what separate a $60/m² job from a $120/m² job.

Tile Size

Very small mosaics and very large slabs both cost more to install than a standard 300x600mm tile. Mosaics have hundreds of grout joints. Large-format tiles need more careful levelling and skilled cutting.

Layout Complexity

Herringbone, chevron, or diagonal layouts cost more than a simple running bond or brick pattern. Angled cuts on every tile add significant time to the install.

Substrate Condition

If the floor or wall needs levelling, sheeting, or repair before tiling can begin, that is additional prep time and materials. A flat, sound substrate is the cheapest starting point.

Cuts and Corners

Small bathrooms with many fixtures mean lots of cuts around a toilet, vanity, shower rose, and floor waste. More cuts means more time per square metre, even on a small floor area.

Access

Top-floor apartments, narrow terrace hallways, no parking nearby, or tight site access all add time and cost. Getting materials in and waste out takes longer.

Wall vs Floor

Wall tiling generally costs more per square metre than floor tiling. Gravity works against you on walls, setting time is longer, and levelling is more demanding.

TYPICAL JOB COSTS

Typical Tiling Costs by Room in Sydney

Honest install-only ranges for the most common tiling jobs across Sydney. All figures are install only, tile supply and waterproofing are additional where noted.

Standard Bathroom Floor (4 m²)

$300 to $500

Install only. Add tile supply and waterproofing for wet areas.

Full Bathroom Floor + Walls (15-20 m² tiled)

$1,500 to $2,500

Install only. Add tile supply and waterproofing as separate line items.

Kitchen Splashback (3-5 m²)

$300 to $600

Install only. Add tile supply. No waterproofing required for splashbacks.

Pool Surround (20-30 m²)

$2,500 to $4,500

Install with slip-rated porcelain. Pool areas need specific tile specs.

Outdoor Alfresco (15-25 m²)

$2,000 to $4,000

Install with slip-rated outdoor tiles. Drainage slope adds complexity.

Floor Tiling Per Room (10-15 m²)

$700 to $1,500

Install only. Range varies by tile size, layout, and substrate condition.

GETTING IT RIGHT

How to Compare Tiler Quotes in Sydney

Confirm the quote is per square metre and itemised

A single lump-sum quote gives you nothing to compare. Ask for a breakdown: install labour, waterproofing, adhesive and consumables, and any prep work as separate line items.

Confirm waterproofing is a separate line with AS 3740 compliance

Waterproofing bundled into the tile price without a separate line is a warning sign. You need to know the waterproofing scope, the standard it is applied to, and that a certificate of compliance will be issued.

Confirm the tiler holds NSW Contractor Licence and is insured

Unlicensed tiling work can void your home insurance and building warranty. Search the NSW Fair Trading licence register to verify the licence number before you commit.

Ask about wastage allowance

A standard rectangular layout needs 10% wastage on top of the tile area. Diagonal or large-format layouts need 15 to 20%. If the quote does not mention wastage, ask how it is calculated.

Confirm whose responsibility tile supply is, and where spare tiles go

Ask whether the tiler or you is supplying the tiles. If the tiler supplies, confirm the trade pricing. Either way, always keep a box of tiles for future repairs. Ask the tiler to calculate the exact quantity and allow for wastage up front.
