In Sydney in 2026, tiling typically costs $50 to $120 per square metre for installation only. Add $25 to $300 per square metre for the tile itself, depending on whether you're using ceramic, porcelain, or natural stone. Waterproofing in wet areas is priced separately at $30 to $60 per square metre.
Most Sydney bathroom tile jobs land between $80 and $110 per square metre installed, plus the tile supply.
SUPPLY + INSTALL RATES
Rates below are per square metre and split into supply (the tile itself) and install (labour and consumables). Sydney market rates as of 2026.

UNDERSTANDING YOUR QUOTE
“Supply” means:
The cost of the tile itself, sourced from a Sydney tile showroom or supplied via your tiler. This number varies enormously based on the tile material, format, and brand.
“Install” means:
Labour and consumables: adhesive, levelling, cutting, grout, silicone, edge trims, and waste disposal. This is the tiler's rate for the work.

SEPARATE SCOPE OF WORK
Waterproofing is a separate scope of work requiring its own skill set, materials, and regulatory compliance. Under Australian Standard AS 3740, wet areas in Sydney homes must be waterproofed by a licensed contractor before any tiling begins, and a certificate of compliance must be issued on completion.
That is why it appears as its own line item on your quote, not folded into the tile install rate. Typical waterproofing costs in Sydney run from $30 to $60 per square metre for the wet area, depending on the area size, substrate condition, and the number of wall-to-floor junctions to seal.
Important: do not accept a quote that bundles waterproofing into the tile price without showing it as a separate line. If waterproofing is not clearly itemised and you are not receiving a certificate of compliance, the work may not meet the standard required for your home insurance or future sale.

PRICING FACTORS
The headline rate is only the starting point. These 6 factors are what separate a $60/m² job from a $120/m² job.
Very small mosaics and very large slabs both cost more to install than a standard 300x600mm tile. Mosaics have hundreds of grout joints. Large-format tiles need more careful levelling and skilled cutting.
Herringbone, chevron, or diagonal layouts cost more than a simple running bond or brick pattern. Angled cuts on every tile add significant time to the install.
If the floor or wall needs levelling, sheeting, or repair before tiling can begin, that is additional prep time and materials. A flat, sound substrate is the cheapest starting point.
Small bathrooms with many fixtures mean lots of cuts around a toilet, vanity, shower rose, and floor waste. More cuts means more time per square metre, even on a small floor area.
Top-floor apartments, narrow terrace hallways, no parking nearby, or tight site access all add time and cost. Getting materials in and waste out takes longer.
Wall tiling generally costs more per square metre than floor tiling. Gravity works against you on walls, setting time is longer, and levelling is more demanding.

GETTING IT RIGHT
Confirm the quote is per square metre and itemised
A single lump-sum quote gives you nothing to compare. Ask for a breakdown: install labour, waterproofing, adhesive and consumables, and any prep work as separate line items.
Confirm waterproofing is a separate line with AS 3740 compliance
Waterproofing bundled into the tile price without a separate line is a warning sign. You need to know the waterproofing scope, the standard it is applied to, and that a certificate of compliance will be issued.
Confirm the tiler holds NSW Contractor Licence and is insured
Unlicensed tiling work can void your home insurance and building warranty. Search the NSW Fair Trading licence register to verify the licence number before you commit.
Ask about wastage allowance
A standard rectangular layout needs 10% wastage on top of the tile area. Diagonal or large-format layouts need 15 to 20%. If the quote does not mention wastage, ask how it is calculated.
Confirm whose responsibility tile supply is, and where spare tiles go
Ask whether the tiler or you is supplying the tiles. If the tiler supplies, confirm the trade pricing. Either way, always keep a box of tiles for future repairs. Ask the tiler to calculate the exact quantity and allow for wastage up front.
