6 factors that explain most of the price variation between bathroom renovation quotes in Sydney.
Ceramic tiles run $25 to $50/m², porcelain $50 to $100/m², and natural stone $100 to $300/m². In a 6 m² bathroom with full-height tiling on 4 walls, that difference adds up fast. Your tile choice is one of the most controllable levers in the whole budget.
Moving the toilet, shower, or vanity to a new position means cutting into floors and walls to relocate waste pipes and supply lines. A single toilet relocation can add $1,500 to $3,000+ depending on the substrate. Keeping fixtures in the same positions keeps costs down.
Older Sydney homes (Victorian terraces, Federation homes, pre-1970s flats) often hide rotted timber subfloor, failed old waterproofing, or walls that are significantly out of square. None of this is visible until demolition. A fixed-price contractor will need to agree any substrate variation in writing before proceeding.
There is a $2,000 to $5,000 swing between entry-level ranges like Caroma Metro and premium brands like Brodware or Astra Walker. The price of a vanity alone can range from $400 to $4,000+. Knowing your fixture budget before you get quotes helps you compare apples with apples.
Heritage-listed homes in suburbs like Glebe, Balmain, and Newtown may have approval requirements that add time and cost. Strata apartments often have noise hour restrictions and rubbish disposal requirements. These constraints affect scheduling and can add small costs that a good contractor will flag upfront.
No bath at all is the cheapest option. An inset (built-in) bath is mid-range. A freestanding bath adds $1,000 to $3,000+ for the fixture itself plus additional plumbing labour for the floor-mounted tap assembly and waste. If you are on a tight budget, removing the bath and going shower-only is one of the most effective ways to keep costs down.

WATCH OUT FOR THESE
These are the line items that turn a $20,000 quote into a $28,000 invoice. Know them before you sign anything.
Any item quoted as "provisional", "PC sum", or "estimate" is not fixed. It is a placeholder that can be revised upward once work starts. A true fixed-price quote has no provisional items for standard work. Ask your contractor to remove every provisional sum and replace it with a fixed figure before you sign.
Rotted timber subfloor, failed old membranes, and non-square walls in Inner West Victorian terraces and Federation homes add real cost that is impossible to fully price before demolition. A reputable contractor includes an allowance for this in the fixed price, or discusses it explicitly at quote stage.
Even small layout changes can require significant plumbing rework. Moving a toilet 300 mm sideways might mean cutting concrete, relocating the waste stack, and re-doing the supply lines. What looks like a minor adjustment can add $2,000 or more.
Tile quantities need to include wastage. Standard layouts require approximately 10% extra. Diagonal tile patterns or natural stone typically need 15 to 20% extra for cuts and breakage. If your quote includes tile supply, confirm wastage is already factored in.
Waste removal and skip hire are sometimes absent from cheap quotes and added as a line item after work starts. Confirm waste disposal is included in the quoted price, not listed as a separate cost to be determined.

QUOTE GUIDE
Not all quotes are comparing the same scope. Use these checks before you commit to any bathroom renovation contractor.
A verbal quote is worth nothing. You need a written document with a line-by-line scope. If a contractor quotes over the phone without visiting the site, walk away.
Waterproofing is the most critical element of any bathroom renovation. Confirm it is compliant with Australian Standard 3740 and that you will receive a signed certificate on completion.
In NSW, any trade work over $5,000 requires a contractor licence. Ask for the licence number and verify it at service.nsw.gov.au. Also confirm public liability and builders home warranty insurance.
A $15,000 quote and a $25,000 quote may be including completely different work. Check whether tiles, waste disposal, electrical, and plumbing coordination are all included in both quotes before drawing any comparison.
A confident, experienced contractor will happily provide references or point you to recent projects in your suburb. If they cannot, ask why.
